Policies

We strive to provide a peaceful, family-friendly outdoor experience for all of our guests. We want you to enjoy the beautiful area & your time with friends and family. Our golden rule is to please be respectful of nature, our property, our rules, and your fellow guests while visiting. For the fine print, see below:

CHECK-IN/CHECK-OUT

Check-in and check-out times are as follows:

Cabins & House: Check-in: 3:30 PM Check-out: 10:00 AM

RV sites: Check-in 1:00 PM Check-out: 12:00 PM

Please check-in at the Frio Fergie’s Store / Office upon arrival to receive your gate entry card, cabin key, parking pass, and wrist bands. If you are arriving late, please pick up a late arrival envelope in the box beside the front door of the store then come back in the morning to get your wrist bands and complete registration.

Upon check-out, please return all keys and gate cards to the store to ensure you are not charged for these items.

All Dishes must be washed, dried, and put away.

All trash must be taken out and placed in the outside trash receptacle.

All cigarette butts and trash outside must be picked up and disposed of properly.

Failure to follow these check-out instructions could result in an excessive cleaning fee of $150.00.

DEPOSITS AND CANCELLATIONS

The deposit required to confirm your reservation is 50% of the total base rate for your stay before tax. The balance of the rental will be due 45 days before your arrival date. If you are making your reservation within 45 days of your arrival, 100% is due at the time of booking. Any extra fees will be assessed upon departure.

There is no refund for late arrivals and early departures.
Cancellations made 46 days or more before arrival are entitled to a 75% refund of the amount paid toward the rental.
If you cancel 45 days or less before your arrival date, you will not receive a refund.
Cancellations MUST BE MADE BY PHONE to avoid any misunderstanding.
THERE WILL BE NO REFUNDS DUE TO BAD WEATHER OR LOW RIVER LEVELS.

ON-SITE RULES (Strictly Enforced):

Quiet time is from 10 PM to 8 AM.

The five-mph speed limit is strictly enforced on the property.

No car stereos played at the sites, and please use a small radio.

Please respect your fellow guest’s enjoyment concerning noise and lights and do not cut through other guest’s sites when walking, driving, or riding bikes around the property.

No recreational vehicles (e.g., four-wheelers, rangers, golf carts, etc.) are allowed on the property.

No firearms (including BB guns and airsoft guns, slingshots, or bows) are permitted on the property.

No water balloons, confetti eggs, or fireworks at any time.

No smoking in the cabins, public bath houses, or laundry rooms, and always dispose of cigarette butts and trash properly.

Guests must be 25 years of age or older to book and there must be an adult 25 years of age or older occupying the rental unit at all times.

RATES, OCCUPANCY, & PARKING:
Cabin rates include up to the “Maximum Occupancy” in each cabin. An occupant is considered any adults and children four (4) years of age or older. Failure to adhere to the max occupancy for each cabin will result in a fee of $100/person/night.

Each cabin has designated parking. You may only have the number of vehicles at each cabin per parking spaces allotted. “Vehicles” includes passenger vehicles and trailers. Each vehicle must be registered with the office and display a parking pass. Any additional vehicles above the allotted number of spaces must be parked in overflow parking.

RV’s base daily rate is for four (4) people. Each additional person is $10.00 per night, plus $10.00 per day for each additional vehicle. A maximum of eight (8) people per RV site is allowed. An additional person is any person four (4) years of age or older.

Each RV space is allowed 1 RV and 1 passenger vehicle. All other passenger vehicles must be parked in overflow parking. “Vehicles” includes passenger vehicles and trailers. All vehicles must be registered with the office and display a parking pass.

All guests will be provided a 7 Bluff Cabins wristband to be worn during their stay. Bracelets are used to identify 7 Bluff Cabins guests on the property and at the pool. No tents are allowed on our property, other than shade tents.

PETS

All pets must be on a leash when outside of your RV or outside of your cabin.

Leashes can be no longer than six feet and must be handled by a person of adequate strength to ensure your pet cannot break loose.

All pet waste must be picked up immediately.

Pets are not allowed to be left unattended at any time.

Should a pet display aggression or another guest complain to management about a pet’s behavior it is solely at the management’s discretion whether the pet be removed from the property.

7 Bluff Cabins + RV Park assumes no liability, implied or otherwise, for the actions of any animal resulting in injury or damage.

Owners must have shot records in their possession while on the property.

Pet fences are permitted directly adjacent to your RV and must be attended to and within eyesight at all times.

Infractions will be fined at the rate of $50 per incident.

Please do not walk your pet through adjacent or empty sites.

During the peak season, there is limit of TWO dogs per cabin or RV site. A fee of $50/night will be assessed for not complying with the pet policy. Dogs in cabins must be less than 60 pounds. Dogs are $25/dog per night (0-30 lbs) and $35/dog per night (31-60 lbs) in the cabins, and $2.50/dog per night in the RV sites.

CABIN AMENITIES: The River House and all cabins have free Wi-Fi and Direct TV or Roku devices.

The River House and all cabins have A/C, a microwave, blender, toaster, coffee maker, refrigerator, stove (except Cabins 8 & 9), oven (except cabins 8 & 9), pots and pans (except cabins 8 & 9), utensils, BBQ pit, and outdoor fire pit ring.

Cabins 8 & 9 DO NOT HAVE A STOVE, OVEN OR POTS AND PANS; however, they do have a grill.

Cabins 14, 18, 19, and the River House have a washer and dryer.

RV SITES: Texas Law requires that sewer hoses are connected using a threaded connector or rubber donut.

RV SITE AMENITIES: All RV sites have full hookups with water, 30 & 50 amp electrical service, and sewer hookups. Even numbered sites are pull-thru sites, and odd numbered sites are back-in sites.

ON-SITE AMENITIES: 7 Bluff Cabins guests have access to our river frontage, basketball court, volleyball court, pickleball court, washer pits, horseshoe pits, pool and playground. The pool is for 7 Bluff guests only and is open from 10 am to dusk. The pool is locked at all other times. There is a store on-site where guests can purchase ice, ice cream, snacks, and river gear (Sandals, Bathing Suites, Board Shorts and T-shirts, etc.), as well as rent tubes, paddle boards, and kayaks, and get the latest tubing information.

WILDLIFE: Do not spotlight, harass, chase, or throw items at the wildlife, including deer, goats, turkeys, and birds.

Cabins 1-9: 2 Cars Max

Cabins 10-13 & 15-17: 3 Cars Max

Cabin 18: 4 Cars Max

Cabins 14 & 19, & the River House 5 Cars Max

RV Sites: 1 Car Max

Please help us with vehicle congestion by parking neatly in designated parking areas only.

Do not park on the grass, at the pool, at the bathhouse, or at the river.

Disabled guests will be accommodated.

Additional vehicles must be approved by the office, have the appropriate parking pass, pay the fee of $10.00 per day, and park in the overflow lot.

Visitors pay a fee of $10.00 per person, per day in addition to the $10.00 per day for parking.

Late arrivals will need to notify the office so we can make arrangements for you to collect the gate access card and/or your cabin key.

VISITORS MUST CHECK IN AT THE OFFICE AND PAY A VISITOR’S FEE BEFORE ENTERING THE PROPERTY.

NO VEHICLES ARE TO BE LET IN AT THE GATE WITHOUT REGISTERING AT THE OFFICE.

A-MAX OF 4 VISITORS PER CABIN OR RV SITE IS ALLOWED PER DAY AND MUST DEPART THE PROPERTY NO LATER THAN 9:00 PM.

LINENS & SUPPLIES

7 Bluff Cabins provides a limited number of trash bags and rolls of toilet paper. Please plan accordingly to bring any additional trash bags or rolls of toilet paper you may need.

The River House, Cabin 14, Cabin 18, and Cabin 19: Pillows, sheets (one set per bed), and blankets are furnished. Blankets are not provided for the bunk room (4 twins) in the River House. Bath linens and bathmats are not provided.

Cabins 1-13 & 15-17: Blankets, bed sheets, bath linens, bathmats and kitchen linens are not provided in the cabins. Pillows are furnished. Dishwasher detergent and dishwashing liquid are provided; however, we do not offer paper towels. The bed arrangements are summarized in the table below.
